Current condo plan only part of residential development expected

4/5/07 — The Crawford County Planning Commission objected last week to a proposal to change an ordinance in Summit Township that will increase the number of condominiums allowed per acre.

The request for the change came from a developer who hopes to build condos on about 3.3 acres of property in Conneaut Lake Park he hopes to buy. The change would increase the number of condos allowed per acre from six to 10.

County Planner Jack Lynch said the commission is concerned about the impact on the township’s infrastructure. The commission also said no changes should be made in the ordinance until a plan for long-term development of the park is complete.

But a long-term plan, authored by the Economic Progress Alliance, is complete and it envisions far more condo development than the parcel that sparked the commission’s worry.

The plan calls for condo and residential lakefront and lakeview development. It appears, although it is not explicitly stated, that these homes would be located in an area running from Comstock Street through the Convention Center and to the site of the former Flynn House on the lakefront.

The 3.3 acres that may be sold does include the site of the former Flynn House, but it is only a fraction of the land located in the proposed development zone.

A plan also details a second area for residential development — along Route 618 adjacent to the former Jo-Winn Trailer Park.
